Overview

Supervision and Direction:

The Maintenance Assistant receives general supervision and direction from the designated
supervisor. The Maintenance Assistant will comply with established policies and operational
procedures. In the absence of the supervisor, the Maintenance Assistant will accept advice and
instruction from the Manager/Administrator or the Regional Director.

Key Responsibilities

  1. Duties and Responsibilities:
  2. The Maintenance Assistant is responsible for assisting the Maintenance Supervisor/Person with the
    on-going operation and maintenance of all electrical and mechanical equipment used to provide
    heating, hot water and air conditioning for the property. Assures the provision for and the
    maintenance of efficient physical plant operations and adequate building and grounds cleanliness,
    and the implementation of preventive maintenance programs to insure preservation and upkeep of
    all buildings and equipment.
  3. Specifically, the Maintenance Assistant:
  • 1. Performs maintenance duties as assigned which assure the building and grounds
    preservation and upkeep of all buildings, fixtures and equipment.
  • a. Performs assigned general maintenance repairs such as basic carpentry repairs,
    floor repairs and minor plumbing and electrical repairs, appliance repairs, window
    glass replacement, lock repairs, bulb replacement and other related repairs.
    b. Performs the physical duties required to correct emergency conditions such as
    sewer back-ups, water flooding into buildings and apartments and related
    incidents. The physical duties not only entail corrective action but includes cleaning
    up during and after the condition is resolved if such situation takes place other than
    normal working hours. The Maintenance Assistant will mop up water and remove
    debris or whatever is necessary to restore the affected area to the same condition
    that existed prior to the incident.
    c. Performs work as assigned associated with apartment turnovers including cleaning
    of carpet, painting, repairs to unit and all tasks necessary to prepare unit for new
    resident by established deadline.

    2. Regularly inspects buildings, grounds and all of the public areas to ensure the quality of
    building cleanliness, the upkeep of all public areas and grounds. Consults with
    Maintenance Supervisor/Person regarding deficiencies.

  • 3. Provides a written list of noted deficiencies to the Maintenance Supervisor/Person. Such
    lists will outline specific conditions or situations, exact locations and recommendations for
    corrective actions.
  • 4. Is responsible for the removal of snow, sanding of parking lots and the clearing of sidewalks
    of snow and ice utilizing facility snow removal procedure and policies.
  • 5. Assists with the removal or relocation of furniture, shifting of supplies or other conditions
    that arise requiring manpower.
  • 6. Reports for work in uniform provided him/her. Steel toed shoes and protective articles of
    clothing are to be worn.
  • 7. Uses proper safety equipment where indicated (goggles, ear protectors, gloves, seat belts).
  • 8. Must be able to lift a minimum of 50 lbs. and to bend, crawl, stoop, push, and lift in order to
    deliver care and services as needed.
  • 9. Climbing, ascending and descending ladders and stairs and the like to perform necessary
    walk-throughs and repairs.
  • 10. Practices safety procedures and complies with established reporting of accidents and
    injuries.
  • 11. Performs other related duties that may be assigned.

  • Previous related experience/training
  • Ability to lift 50 pounds
